How can you tell if past roof repairs were done properly?

You can get some clues without being an expert. Inside, look for fresh paint patches on ceilings that might be hiding stains, and see if any discolouration is reappearing. A properly fixed leak should stay dry over time. If you see new marks around the same area, the repair may have been cosmetic only.

Outside, if you can safely view the roof, check whether replacement tiles or shingles match the rest in pattern and alignment. Sloppy work often shows as odd patches, mismatched colours, or messy sealant blobs. Around chimneys or vents, flashing should lie neatly and firmly, not sticking up or peeling away.

Talking to neighbours or the previous owner can also help. If they mention repeated leaks in the same spot, that suggests the underlying issue was never really solved.

For real peace of mind, especially when buying a home, hiring a roofer or inspector to review the roof is worth it. They’ll see things the average eye can’t, like soft spots, incorrect layering, or shortcut repairs.
